Eight things a buyer checks before they read the description

The particulars run to four pages. These are the eight lines that decide whether anyone books a viewing, so they go at the top rather than on page three.

£31,500, four days a week, one Saturday in three. Both columns are the whole story — there is no hidden list of nice-to-haves that gets applied at interview.

BEFORE THE OFFER

Nine documents the underwriter will ask for anyway

Send all nine on day one and the average case here goes to offer in eleven working days. Send them as they are chased and it is closer to five weeks — the file goes to the back of the queue each time it is returned.

The three questions this list always generates

Why 35 days and not three months

The underwriter is checking that your income has not stopped between the application and the offer. A payslip older than 35 days no longer proves that, so it gets re-requested and the case sits still while you find it.

What counts as evidence of a gifted deposit

A signed letter from the person giving it, confirming the amount, that it is a gift and not a loan, and that they retain no interest in the property. It has to come with their photo ID and a statement showing the money leaving their account.

If you have been self-employed for under two years

One year of accounts is workable with a smaller lender panel, but the case is manually underwritten and the rate is usually a quarter of a point higher. Bring the year-end accounts and the most recent three months of business banking.

Every certificate below has a name on it and a date it runs out. Both are printed here, because an accreditation nobody can check is a logo rather than a qualification.

The folder lives under the counter. Nobody has asked yet and we would quite like someone to.

Bosch and Shimano each send an assessor. We put the date on the door when it is booked.

Work guaranteed for a year

Parts and labour. Bring the receipt, or just tell us the frame number.

Can the list run across the page instead of stacking?

Yes. The Tidy List widget in Sky Addons for Elementor has a Layout control set to Block or Inline, and it is responsive — a specification strip can run inline across a desktop row and fall back to a stacked block at phone width. That is the widget’s main structural advantage over an ordinary list.

Can the icon sit above or below the list text?

Yes — Media Position offers four sides: left, top, bottom and right, and it is set separately for each breakpoint. Left is the default and reads as a classic tick list; top turns each item into a small stacked feature block, which pairs naturally with the inline layout.

Can I style the list numbers as circular badges?

Yes. The Media section gives the number or icon its own size, padding, border, border radius, colour and background, each with a hover state. Setting a square padding and a fifty-percent radius turns a plain number into a filled circular badge without any custom CSS.

Do Tidy List rows react when you hover them?

They can. Each row has Normal and Hover tabs for its background and border colour, and the title, description, marker colour and marker background all carry separate hover values. Combined with the per-row link field, that makes a Tidy List usable as a set of hoverable link rows rather than static text.

Tidy List or List Group — which should I use?

Choose Tidy List when the arrangement is the point: it is the only one of the two that runs inline as well as stacked and moves the marker to any of four sides. Choose the Sky Addons List Group when each row needs to look different from its neighbours, or when rows behave like navigation.

Can the read-more link look like a proper button?

Yes — Read More has its own style section with padding, border, radius, colour and background, plus a full hover state. It appears once Show Text is on and the Content Length field trims each description to a set number of words, twenty by default, with your own read-more wording.

Can I force every row to the same height?

Yes. The List style section has a Height control that sets a minimum height on every row, so rows with one line of text match rows with three. A Space Between slider sets the gap, and row padding and border radius are applied once to the whole set rather than row by row.

Can a Tidy List be generated from posts or ACF fields?

Yes — Content Source offers Repeater, Posts or ACF. The Posts route opens a query builder covering any public post type with include and exclude rules, ordering and date filters; the ACF route asks for a repeater field name plus title and content field mappings and renders each row from the post being viewed.

Does the Sky Addons Tidy List widget need Elementor Pro?

No. Tidy List runs on free Elementor, and both the post query and the ACF source come from Sky Addons rather than Elementor’s Pro dynamic tags. Advanced Custom Fields itself has to be installed if you intend to use the ACF source, since the widget reads fields that plugin creates.

Can one row be coloured differently from the others?

No — Tidy List styles every row from one set of controls, which is what keeps a long specification list consistent. There is also no separate trailing arrow per row. If you need per-row colours, backgrounds or a chevron on the right, the List Group widget carries both and is the better fit.
